Privacy Policy

This policy explains how PARK LANE PREMIUM PROPERTIES LLC ("Park Lane", "we") handles personal data collected through this website, which markets development opportunities at Abu Dhabi Mira Hills in Al Mamoura, Abu Dhabi. It is written to meet Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (UAE PDPL).

Who is responsible for your data

PARK LANE PREMIUM PROPERTIES LLC, Office 17, First Floor, Triple 777 Center, Al Wasl Road, Jumeirah 3, Safee St., Dubai, United Arab Emirates, is the data controller for personal data submitted through this website.

What we collect

We only collect what you type into one of the enquiry forms on this site, together with a small amount of technical context sent with it:

  • Every enquiry form — your name and phone number, which are required, and your email address, which is optional and may be left blank.
  • Your consent — which of the two consent boxes you ticked, the exact wording you agreed to, and the date and time you agreed to it.
  • Technical context — the page you submitted from, the referring website, a short reference code identifying which landing page your enquiry came from, and any campaign parameters in the link you arrived through (for example utm_source, utm_medium, utm_campaign, gclid, fbclid).

Automatic country detection

So that the phone field opens on the right country, your browser asks one of two IP-geolocation services which country you are connecting from: ipapi.co, or get.geojs.io if the first does not answer. This happens when a form is displayed, before you type anything.

Those services see your IP address; all that comes back to this site is a two-letter country code, which is kept for the length of your visit and is not sent with your enquiry. Each provider handles your IP under its own privacy policy, at ipapi.co/privacy and geojs.io. If both are unavailable the field simply opens on the United Arab Emirates.

Spam protection

The enquiry forms are protected by Google reCAPTCHA, which analyses how the page is used in order to tell a person apart from an automated script. It loads only once you begin interacting with a form, not when the page opens.

Google may collect device and usage information for this purpose. Its Privacy Policy is at policies.google.com/privacy and its Terms of Service at policies.google.com/terms. We also apply two checks of our own that involve no third party: a hidden field that only an automated script would fill in, and a check that the form was not completed impossibly quickly.

How you used this site

If you send us an enquiry, we attach to it a short summary of how you used this website, so that the person who calls you knows what you were looking at instead of asking you to repeat it. The summary is built in your browser as you read these pages and is sent only at the moment you submit a form. If you never submit one, it never leaves your device.

What you type is not recorded: the summary knows only that a form was open and for how long. It is assembled by this site’s own code, not by a third-party tracking script, and it does not follow you to other websites. We do not use fingerprinting, and we do not collect or try to infer your gender, age, income or marital status.

So that a return visit is recognised as one, we store a random identifier in your browser — as a cookie set by this site and a copy in its local storage — for up to 400 days. It is a random string that says nothing about you and is not derived from your details or your device. You can delete it at any time in your browser settings, and some browsers, Safari among them, remove it after seven days without a visit; if it is gone, or if your browser does not allow storage, your next visit is simply counted as a first one.

The summary is kept with your enquiry and for the same period, and is deleted or anonymised with it. You can ask us to delete it sooner — see “Your rights” below.

  • Which visit this is, when you first arrived, how many pages you have read, and how many days passed before you got in touch
  • The page you first arrived on, the campaign tags on the link that first brought you here and on the most recent one, and the addresses of the sites that referred you — the address of the site only, never the full link
  • Which sections you scrolled through, how far down the page you read, how long the page was actually in front of you, and which button opened the form
  • Which typologies, gallery images and questions you opened, and how many times
  • Your device type, operating system, browser, screen and window size, whether the screen is a touch screen, whether you have chosen dark mode or reduced motion, and the connection type your browser reports
  • The languages set in your browser and its time zone
  • How long the form was open before you sent it

Why we use it

Your details are used to respond to your enquiry: to give you current availability by district, plot areas, permitted uses and indicative development parameters, pricing and commercial terms, to answer questions about the master plan, and to arrange a consultation with an adviser.

The campaign parameters tell us which advertisement or referral your enquiry came from, so we can measure which channels generate genuine interest. They are not used to build a profile of you.

We do not sell your data, and we do not use it for automated decision-making.

Legal basis

We process your data on the basis of your consent, given when you submit a form, and on our legitimate interest in responding to a commercial enquiry you initiated. You may withdraw consent at any time — see "Your rights" below.

The first consent box covers this policy and the Terms of Use and must be ticked to submit a form. The second, agreeing to be contacted by phone or email about your enquiry, is optional and clearing it does not stop your enquiry reaching us. Both boxes arrive already ticked; you can clear either before submitting. We record which boxes were ticked, the exact wording shown to you, and when.

Who we share it with

Enquiries are passed to the customer relationship management system Park Lane uses to manage leads, and to the Park Lane advisers handling your enquiry.

Where an enquiry concerns a specific project, we may share your name and contact details with the developer of that project, Mira Developments, so they can support the sale.

We may also disclose data where required by applicable law or a competent authority.

International transfers

The development marketed on this site and the developer are both in the United Arab Emirates, so your data is normally processed here. Where a service provider we use processes it outside the UAE, we take reasonable steps to ensure an adequate level of protection, in line with the UAE PDPL.

How long we keep it

Enquiry records are retained for as long as needed to deal with your enquiry and for a reasonable period afterwards for follow-up and record-keeping, unless you ask us to erase them sooner or a longer period is required by law.

Cookies and tracking

This website sets one cookie of its own: the random visitor identifier described under “How you used this site”, which lets a return visit be recognised as one. It runs no third-party analytics and no advertising pixels. Fonts are served from this domain rather than from a third-party font service.

It does store two small values in your browser for the length of the visit, which are erased when you close the tab: the country code returned by the detection described above, and a short reference code identifying which landing page you enquired from. Neither identifies you.

The location section embeds a map from OpenStreetMap. That map loads only when you scroll to it, and when it loads your browser contacts openstreetmap.org directly, which will see your IP address and browser details. OpenStreetMap handles that data under its own privacy policy, at openstreetmap.org/copyright.

The other third parties this site contacts are the country-detection and spam-protection services described above, and only in the circumstances described there. Google reCAPTCHA sets cookies of its own when it loads.

If third-party analytics or advertising tools are added in future, this section and a cookie notice will be published before they go live.

Security

The site is served over HTTPS and form submissions are transmitted encrypted. Access to enquiry records is limited to Park Lane personnel who need it. No transmission over the internet can be guaranteed completely secure, and we cannot warrant absolute security.

Your rights

Subject to the conditions in the UAE PDPL, you may request access to the personal data we hold about you, ask us to correct it, ask us to erase it, object to or restrict its processing, withdraw your consent, or request a copy in a portable format.

To exercise any of these, email admin@park-lane.ae. We will respond within the period required by applicable law. If you are not satisfied with our response you may complain to the UAE Data Office.

Children

This website is aimed at property buyers and investors. We do not knowingly collect data from anyone under 18. If you believe a minor has submitted data to us, contact admin@park-lane.ae and we will delete it.

Changes to this policy

We may update this policy as our practices or the law change. The current version is always published at this address, with the date it last changed shown above.
